Should I refinance my home?0Yadira M2012-11-06 03:57:42
I purchased my home in 2007, with the SONYMA (state of ny mortgage agency) and I pay an interest rate of 6%, my payment including taxes and insurance is 2,157 monthly. I tried to refinance my home with an interest rate of 3.875 and was advised that due to the drop in value of my home I would need to purchase mortgage insurance and also pay closing costs of $14,000 (which includes a SONYMA penalty of $6,000). I currently owe $220,000 on my mortgage. Is it worth it to refinance to a new 30 year loan. My gut tells me no, since I need to purchase PMI,add $14,000 to my loan and have a new 30 year mortgage when I have been in the home for 5 years, but I am not too good with numbers. Any advice would be greatly appreciated.[View Answers]

How do I tell when my heat pump needs to be replaced?0Harlery2012-11-06 02:16:27
My husband and I just bought our first home with a heat pump dated from 1989. It is currently 23 degrees outside and our home does not get warmer than 75 even if we turn the thermostat all the way up. Is this normal? We have a seller/purchaser insurance on our appliances I just don't want to fork the 100 bucks over for them to tell me it is fine. Any advice?[View Answers]
Granny is in a nursing home. Her home is checked regularly by her son. Is the house "vacant" or "unoccupied"?0Jordaiah2012-11-06 01:37:51
... from an insurance policy point of view? --- Assume her son checks the house every week. Assume he has also does regular maintenance such as plumbing work, etc. in the home since he's a decent handyman and wants to home to stay in good shape in case it is later sold.[View Answers]

Global warming, home insurance and the Precautionary Principle?0Existentialist2012-11-06 00:38:52
A recent question about home insurance got me to wonder about how some people form their thoughts and beliefs. That has led me to asking about the Precautionary Principle and global warming. As evidenced by many posts here and elsewhere, it would appear that acting on global warming is akin to planetary insurance. Even if some of the numbers are a bit off regarding how much warming we are experiencing and how much is due to CO2 emissions, it would seem prudent to reduce CO2 now just in case. In other words, this seems like an issue important enough to employ the Precautionary Principle. However, applying this principle at the wrong time for the wrong reason can actually be harmful. I personally feel that a lot of so-called environmental issues, including climate change, are being mishandled from a policy point of view. If you take the time to read some of my sources, please comment on my above opinion. http://www.sirc.org/articles/beware.html http://www.heritage.org/Research/Regulat[View Answers]
What if a insurance company stops paying your disability coverage on your home and it goes intoi power of sale0Rico2012-11-05 23:50:40
I was forced to move out of my home, I informed my bank that my motorcycle insurance company was delaying my income replacement benefits. I shut off my utilities, and moved in with my parents, until I could return to work and afford to live at my home. I purchased My disability insurance from the bank that held my mortgage. I had payed on my mortgage flawlessly until the accident. I had given the bank my new contact phone number which i talked to them with before. I went for surgery on april 1st. they stopped paying my mortgage on april 23rd, 4 months after they started. They sent me a letter in march explaining that they would pay my mortgage directly so I would not see payments coming out of my account. I returned to work in September. I informed the bank to stop payments as I was back to work, they informed me that my house was in power of sale. They had changed my locks and locked me out. I called the Insurance company, they back payed my payments can I sue I had to pay 7500 in fee[View Answers]

Me again, still hooked on buying that house with the cracked pad.?0Naoto2012-11-05 22:38:12
Okay, the price has dropped to below $40,000 in a great neighborhood where the homes range from $65-$80,000, and terrific location, location, location. EXCEPT, it is on a cracked pad. The real estate agent disclosed this info, also saying the roof and trusses are still plumb, but some interior walls are "off." Previously asked rec'd eleven responses, some realistic while some were outright "NO!" Here's my real question: WHO would I contact about checking out the details regarding if it is liveable, stable, HOW MUCH to fix the pad, or to build a basement? A contractor? Or should I check with the city? And should I check into home owners insurance and be honest about the crack or just keep my mouth shut? I KNOW this is a smart buy for the long haul. I'm 48 and want roots. The market is low and this poor cracked little gem is in the perfect setting. Am I cracked? All suggestions welcome. What are my possibilities? Already aware of the negatives. thanks![View Answers]
Liability of volunteers running a community organization?0Leyley2012-11-05 20:16:51
I live in Canada and am part of group of home learners. We charge a membership, have a website, run a group email list and fund various events. Our "Working group" as we call it are not elected, don't meet regularly, but we handle funds and moderate membership and the group list. We aren't a registered charity, society or non-profit. Should we purchase liability insurance for the leaders of the group? I'm worried that the working group may be open to problems and personal liability because of our loose structure.[View Answers]

Can I be held responsible for the total funeral cost if I pay half of it?0Pierce2012-11-05 18:44:02
My uncle passed away the beginning of this month and a friend of his is in charge of controlling his estate. It was unknown to all of us, but my uncle left his life insurance to me. A family friend in control of the estate is demanding all of the money. I am willing to help pay part of the funeral costs directly to the funeral home, but am not sure if this would make me completely liable for the total.[View Answers]
Should I feel sorry for my ex husband?0Tahir2012-11-05 15:32:56
My ex husband and I were married for 8 years before we ended up getting a divorce 2 months ago ( Our divorce was final 2 months ago ) His pay check is around $1300 a month and once they take taxes out and the health and dental insurance, he only brings home $700 a month. In our divorce, I was granted the house ( it was mine before ) but he lived with me in it for 8 years. When I am not home, he stops by and goes to our fridge and takes food out so he can eat. He says he doesnt have enough money for food. I keep telling him to get another job but he hasnt tried. He cant even afford to pay child support. I dont bug him about child support because I know he is having a hard time. He even went to apply for food stamps and they give him $15 a month, even though he brings home $700 after taxes and health and dental insurance deductions. This is causing a big rift for me and my fiance because my fiance wants to get married but he wont come around as long as the ex husband stops by uninvited and just keeps taking food out of our fridge.[View Answers]
